Turning Down $14,000 in Commission
20/02/2019 Duración: 03minWhen you give pure value to someone, it sticks with them. In this case I had a deal come my way that looked great in the short-term but had no real viable long-term exit. Being a business owner is about seeing the bigger picture and making decisions based on longevity - so I take that mentality into my work as a mortgage broker. Commissions will come as long as you are focused on your client first. Whipping up a quick deal to make some cash will give you only that - cash. I think this is a big mistake that a lot of mortgage brokers or loan officers will make, as they often look to jump into any deal they can find just to cash out quick. Number one is the interests of the client, and then look for the long-term viability. How much you get paid as a broker will often be the result of those practices. If I took that deal and in 12 months time it didn't work out for, that client will likely never deal with me again and is more than likely to tell his friends/colleagues/etc that I didn't se

How the Private Mortgage Process Works from Beginning to End | Hard Money Lending FAQs
11/02/2019 Duración: 03minIn this video I outline the basic process in putting together a private mortgage deal - from the initial consultation all the way to funding. I know some of you are familiar with the traditional mortgage process and less familiar with the private mortgage process, so I thought this was a good way to introduce the basic procedure of how to get a private deal funded. I focus on the 10 key steps that occur after a deal comes across my desk: 1) Initial Consultation, 2) Service Offered, 3) Substantiate Borrower's Strength, 4) Crafting the Mortgage Proposal, 5) Present Proposal to Lenders, 6) Negotiate with Lender, 7) Order Appraisal, 8) Commitment Letter, 9) Lawyers Instruct, 10) Funding. Feel free to leave a comment if you have more in-depth questions regarding the private mortgage process. ___ Stay up to date on my day to day business life: https://www.facebook.com/sunilprasad360

Have I Ever Lost Business Because of My Skin Color?
29/01/2019 Duración: 04minThere may have been times in my past where I've lost a deal because I was a jerk or inexperienced or not competitive enough - but I've never lost a deal because of my skin color as far as I know. If I have, I would have no idea of ever knowing and I really wouldn't give a crap either way. I guess I am a "minority" but I don't think of it that way at all. Business is about providing service and value and in my experience I've never dealt with anything negative because of my skin color. Maybe I'm "lucky" or maybe it's because I don't care about that stuff but regardless, I've always put service, value, and compassion first. And I would say the market is the same way. So if you're a minority business owner, I wouldn't be worried. And, if you ever have to deal with any of that, forget em'! They're a waste of your time. 4 Tips To Help Grow Your Business in 2019
28/01/2019 Duración: 10minHad a meeting last week with Fraser Valley Virtual (links below) and talked primarily about how to grab attention and grow your business when you're starting out. In my mind it comes down to: 1) Producing Content to Spark Interest (00:36 - 03:00) 2) Who to Target & How (03:00 - 04:20) 3) Advertising via Social Media (04:20 - 08:15) 4) Produce as Much Content as Possible (08:15 - 09:40) I get into more detail on each point throughout the video and provide some examples of what we've done and some more generic examples as well. Fraser Valley Virtual is an all-in-one visual marketing service currently focused on servicing the real estate sector, with plans to expand into other industries. Even though much of the content in the video is centered around their business, I give some more general insight as well so that there is context for everyone. Forecasting the Vancouver Real Estate Market in 2019
19/01/2019 Duración: 03minIt’s been almost a year since I posted my first rant on the state of the Vancouver housing market where I had said that things had gotten stupid. (Honestly doesn’t feel like a year ago). But things have changed a little bit. The market has slowed considerably due in part to some government intervention and also because of some other trends like affordability and livability. Downsizing plays into that as well with some people realizing now that they don’t need the big house anymore - or if they do, they go to Surrey, Langley, Abbotsford and other places in the Fraser Valley. But the big thing here is what do you do next? Maybe you were looking to buy in Vancouver and now you’re not sure because of the cooling market. Maybe you’re in the real estate game and you’ve got to figure some shit out in your life now. Regardless, hopefully this video can help you figure some of that shit out, or at least just give you some insight into the current trends. I know I am doing some reevalua

What You Need to Start Vlogging
12/01/2019 Duración: 04minBeen getting some questions lately on what is needed to start vlogging so I wanted to show you guys what I started with (before hiring Dylan) and what we use now. The equipment used really hasn’t changed from then till now, other than a few upgrades. But I go over the basics of what is needed in terms of equipment - some of it you might already own! I also talk about the more important side of vlogging and what you need for that. It’s not so much about the camera and sound equipment but the equipment you have in your head. Getting your mind right before vlogging is more important than having the best gear. Stay up to date on my day to day business life: https://www.facebook.com/sunilprasad360

Why Your Real Estate Instagram Isn't Working | BizDev Q&A #038
08/01/2019 Duración: 04minI see a lot of real estate IG pages that are all the same… All the photos are of the house you just listed or the house you just sold. I’m sure a few people out there like seeing what your commission may have been on your last sale but most people want to see some sort of value brought to them. I touch on that in this week’s chat. This week’s questions: “What are your thoughts on 50/50 partnerships?” “What are your thoughts on minimum wage? I personally think we should get rid of it but then again I’ve always paid way over minimum…” “What are the best types of social media posts you have seen for real estate?” “What’s the one buzz-word or phrase that warns you to stay away from potential partnerships or business deals?” ___________ Stay up to date on my day to day business life: https://www.facebook.com/sunilprasad360

The Principles of Smart Investing
06/01/2019 Duración: 07minYou’ve gotta take a long-term approach to investing. Everyone seems to be looking for that quick and easy investment where you put $1,000 dollars into some cryptocurrency and make $15,000 by the end of the year. Let me tell you, I have yet to find an investment that is safe and reliable in the short term. I don’t believe it exists. I’d say that the hardest part of investing is the saving. Actually putting money aside to invest. It starts with cutting back on dumb shit and saving money and when you’ve got that in order it still takes a while to build your portfolio. Hopefully this video gives you some insight into some of the investing practices that have enabled me to find some success over the years. F--k what people think.
31/12/2018 Duración: 03minI really cannot stress this enough. The amount of time wasted by others caring too much about others opinions blows my mind. 27/12/2018 Duración: 06min-“I hit a home run with my client, got them 100 leads in 2 weeks, we discuss other opportunities and then crickets, only to realize later that they literally stole my entire funnel.
